We plan the order of the trades around the condition of the house and the work you want done.

Preparing substrates, installing plasterboard partitions and linings, then agreed floor and wall finishes.

Facade repairs and finishes and agreed work on terraces and balconies, according to the house's condition.

Skim coating, sanding, painting and final details, followed by a joint inspection before handover.
The quote spells out the work, materials and responsibilities. Any structural work requires separate assessment and design by a suitably qualified professional.

At the end, we check the completed work and finishing details together.
Interior and exterior work is itemised using measured quantities. Scaffolding, removal, protection and waste disposal are included only to the extent expressly described. Hidden defects are not automatically covered by the base price. An initial estimate is not a firm quotation; you approve additional work, its price and its effect on timing before it proceeds.
Concealed conditions cannot be fully assessed before opening up. We explain the finding and proposed work, then agree on the additional scope, price and effect on timing before proceeding. That work is not automatically included in the original quote.
