Painting and skim coating are measured by wall and ceiling area, not the flat’s floor area. If only the floor area is known, we use floor area × 3 for an initial estimate; final quantities are measured. The quote specifies preparation, protection, coats and paint. Major repairs, removal of unstable coatings and full skim coating are separate unless stated. An estimate is not a firm quotation.
The confirmed standard white-painting package covers labour and materials, protection, minor repairs, priming, two coats, removal of protection and basic cleaning. For furnished rooms, moving and replacing furniture within the property is agreed; carrying furniture out is not included. Full skim coating, major repairs, chosen colours and washable coatings are specified separately in the quote.
No. A 100 m² floor gives approximately 300 m² of walls and ceilings only as an initial estimate using floor area × 3. The layout, heights and actual surfaces can produce a different quantity. If you already have measured wall and ceiling areas, we use those without multiplying again.
The condition and size of the surfaces, the protection needed and the paint you choose all affect the price. Send photos and approximate measurements; the quote will show what's included and how it's priced.
Some walls need only local repairs; others need more preparation. We'll inspect the existing paint and damage, then price skim coating and sanding separately where needed.
Yes. Whether we spray or paint by hand depends on the room, the coating and how well surrounding surfaces can be protected.
The size of the job, preparation, drying time and furniture all affect the schedule. We'll agree on the order and timing after seeing the property.
