Before work starts, we agree practical arrangements for your absence: access to the property, approvals and progress reporting.
- Access: who hands over the keys and when the property is available.
- Decisions: how materials, changes and additional work are approved before execution.
- Updates: the agreed frequency of photos, phase summaries and next steps.

The quote sets out the work, materials and responsibilities. Where several trades are involved, we plan the order in which they need to work.

THIRD-GENERATION BUILDER.
Your first conversation with BUILD GRUPA is with Željko Maronić, a civil engineer who stays involved in organising the work on site.
Željko visits the property, helps prepare the quote and organises the work. From the first measurements to decisions on site, he brings your plans together with the practical needs of the building.
Behind this approach are his own engineering experience and a family connection to construction spanning almost half a century.
Before BUILD, there was the story of the Maronić family.
It began with Željko’s grandfather. His father carried it on, founding his own construction company in Pazin in 1992. Today, Željko represents the third generation, with his own professional path and the company he is developing under the name BUILD GRUPA.
Željko’s engineering experience spans infrastructure and industrial facilities, as well as the construction of numerous villas in Umag and the surrounding area.
He worked on facade works at Pula Airport and led the construction of the recycling centre in Vodnjan and sludge drying halls in Rovinj. His experience also includes work on a hall for the Italian company Datacol in Umag and the installation of five kilometres of electrical infrastructure in Pula.
Today he applies the knowledge gained on those sites at BUILD GRUPA, from preparation and organisation to coordination and delivery of renovations and finishing work. He brings private clients experience in managing demanding projects alongside a personal approach to their spaces, needs and investment.
Because even the renovation of one apartment deserves thorough preparation, informed decisions and well-managed work.
Practical advice from the first conversation.
At the site visit, we look beyond the wish list: existing surfaces, suitable materials, the order of work and likely costs all matter. Željko explains the options so you can choose what fits the property and your budget.
This is where the family tradition meets his own ambition: to develop a construction company where expertise is accessible to clients and the person who agrees the work remains involved once it begins.
You shouldn't have to be a building expert to make good decisions about your property. I'll explain the options and then make sure we deliver what we've agreed.
